Any thoughts?

glenmoor

I saw this on a real estate site. This guy is deciding between buying a house in Glenmoor (pictured above) or Niles. He wants advice. I’d go with Niles because I could never tend a lawn to Glenmoor standards. Although it’s a lot easier these days for Glenmoor residents to cancel their Argus subscriptions. Or start subscribing, Anyone? Anyone?

I am planning to buy a house in Fremont in either Niles or Glenmoor. Which area do you think is better for families? A better value in general?
Any thoughts on the schools that these areas feed into? I notice Niles elementary seems to score better than Glenmoor and Mattos Elementary schools, but any other advice about the quality of the schools? What are the pros and cons of each area? Which area is more of a community? Thanks in advance.

I really think it’s a question of attached or detached garages.

I park on my driveway and I despise baby boomers, so I went with Niles.

  2. FremontGuy Says:

Glenmoor is a great community and so is Niles. If he has a family, Glenmoor is the place to be. They have a community like no other in Fremont. There are holiday events in the parks (owned by the neighborhood), such as Xmas Tree Lighting, Easter Egg Hunt, and an old-fashioned neighborhood 4th of July parade. The pools are amazing and the parks clean. Glenmoor Elementary is a great school and so is WHS. The best part are the homes, they are well built and have a much higher resale value. Glenmoor really is a great place to raise a family.

  3. John Says:

Yeah, but the Glenmoore people are such snobs. Niles has a very nice small town feel to it. I’d move to Niles

  4. Tom Meyer Says:

John I will convey to father who has lived in the same Glenmoor house for 53 years on April 1st that he is a snob…………Nice stereo type

  5. Bruce Says:

I don’t live in either neighborhood, and I think FremontGuy has nicely summarized his view of Glenmoor. As an outsider, I think Niles has these great features:

There is a great public park with play-ground, fields, tennis courts, a bathroom, and access to the Creek Trail.
The Creek trail itself, and access to Quarry Lakes
The plaza area with the railroad station and the model railroad will get a lot of visits from my family this summer. We’ve also enjoyed the tree lighting at Christmas time.
There is a small but very energetic Boy Scout troop that meets at Niles School (at least there was when we looked at troops a few years ago).

Niles is close to the RR tracks, but I don’t think that is a big issue for the residential area unless you are particularly sensitive. Anyplace near Mission north of Stevenson has the same issue.

I think Niles has a broader range of housing, from pretty dumpy to very cool. So you might find cheaper prices there at one extreme, but may have to put up with people walking the Creek trail by your back yard and making your dogs freak out.

My opinion is that Niles is more like a small town of its own, Glenmoor is a very nice suburb area.

  6. Robert Says:

If he wants the Glenmoor feel but a Niles address he should look in the Rancho Arroyo area of Niles.

  7. J.R. Says:

I am a native to Fremont(50 years), and without question you will want to live in Nlies rather than Glenmoor for kids sake.

  8. VOR Says:

Well, Niles currently has a post office and hopefully that will not change. I guess you could base your decision on logistics and what is or is not necessary to have access to in your everyday life.

Niles is physically set apart and has that small town atmosphere. Glenmoor is smack dab in the middle of everything, which provides easier access to shopping districts and less driving.

The trains would be a problem for me. They blow long, loud and often and they seem to be more frequent at about 3 a.m.

  9. NilesGuy Says:

Speaking as a 10-year Niles resident and life-time resident of Fremont, I heartily recommend Niles. Glenmoor is nice but has too much of a Stepford vibe. I’ve never experienced a ‘random act of kindness’ from my experiences in Glenmoor but it happens on an almost daily basis in Niles.

  10. Bruce Says:

A plus for Glenmoor: The Math Science Nucleus at Eggers and Fremont has great after-school classes and summer camps. They also run programs at the Tule ponds near BART, but that is not near Niles or Glenmoor.

  11. Jon Simon Says:

I can’t say anything about Glenmoor, not knowing much about it, but the Niles community is awesome. It’s the Mayberry of the Bay Area.

  12. Tonyg Says:

I would choose Niles. The people are friendly. We had a complete stranger come up to my wife and I as we were looking at the historical jail. He started giving us the complete history of it and other historical points of interest. We were thrilled to hear the stories.

  13. Kristy R Says:

I grew up in Fremont, and visited not too long ago, Niles has many great memories for me, and I don’t know, Glenmoor is nice, but just kind of over the top for me. I would never say that those living in Glenmoor are snobs, not true at all, but Niles to me has a much homier feel to it, it is more comfortable not so showy, I would feel that I would have to work to hard in Glenmoor and could never let my hair down there. Sorry!! Not saying anything about anyone there, I have family in Glenmoor, and I visit often and like it very much, but I feel kind of like the house you walk in to but feel like you can’t touch anything there. I don’t feel like that in Niles!!! Wish I had this problem…!!

  14. FremontGuy Says:

All great points, just depends on what he’s looking for. I live in Glenmoor, but my favorite restuarant is Essanay Cafe in Niles. Niles is great, no doubt.

No hard feelings on the “snob” comment… it’s kind of funny actually. I think that’s an older perception of the neighborhood. I’m a young guy in my 30′s w/ a family, raised in the East Bay (union city), hard-working, enjoy working on my house… if that’s “snobby”… cool with me. :-)

  15. VOR Says:

Even Niles has two sides to it. Compare the lot size, style and age of the homes on the south end of town compared to the north end around Rancho Arroyo as Robert pointed out in #6.

Let’s face it. Homes don’t make a neighborhood, people do.

  16. TUSTARR Says:

Are we speaking of “Upper Glenmore?” or “Lower Glenmore?” LOL! The homes in Glenmore are solidly built.
But then…Niles has such a quaint down home community….Glenmore is just a cluster of houses. I grew up in Glenmore k-12 and back then it was thriving… we had the country surround us and tons of kids to play with. With two community swimming pools and two parks… there was a sense of ‘community’ What’s going on there now? Niles has something going on downtown weekly. Plus, what a view of the hills. Niles!

  17. Fizzlur Lawn Says:

Ptooey on both. NILES and CENTERVILLE are evil. It is crony HAVEN for chamber and city council. He cannot move there. People must DECIDE. When I AM elected to city council, I will build him a new house NEXT TO a PTA MOM unless I get ANGRY with him for saying i ramble ON and ON making no sense whatsoever. I am mad AT HIM right now for saying these things. How dare HE! Visit my personal world communication web WEBSITE: youranamericanimbecile.com

  18. fremontguy Says:

Looks like we have a drunk running for council. ;-)

Upper Glenmoor! ;-) there is a ton going on now, it’s a great place… you should come by for a beer. Not a fan of the homeless/biker/hippie element in Niles, but Essanay Cafe is great.
