Let us see..... The site did not work out for a wholesale nursery, so it is magically going to work out for a retail nursery, even though it has poorer access (location) than the current Regan's site?

How far is the Naka Nursery from the freeway? How many signals to get to it? How much more time will it take to reach the Naka Nursery from the west if I need items on a Friday afternoon? It makes Lingso in Redwood City and Summerwinds in Palo Alto look more and more accessible for us west of the I-880 corridor, especially at the price points and availability of the goods.
(I can reach Lingso readily on East Bayshore without getting on the freeway or it is only one exit from Marsh Road. Summerwinds Palo Alto is only two exits from University on San Antonio and Middlefield Road). Will Regan's be alright with a loss of business?

Regan's is expressing interest in the Naka Nursery because perhaps they have no other choice and/or they are being diplomatic (beholden) to the City of Fremont.

If Regan's moves to the "Orsetti-Fantuzzi" (Naka) site my estimate is that it will be out of business within five years.

"If Regan’s moved to the Naka site, which is a park and unavailable for development, the city could sell the current Regan’s site and make some money on the land sale."

I think Regan's Nursery is located on a piece of property historically referred to as the "Orsetti-Fantuzzi" property which was purchased by the city's self insurance fund to settle a lawsuit in the late 1980's. The property is a asset of the insurance fund and I don't think there is any gain to the General Fund from such a sale. I remember the issue and remember I voted against the settlement, but I am cloudy about boundaries.
